Water heaters are among the most valuable and durable of home appliances for one good reason: they have to be. Not only are they constantly being exposed to the corrosive effects of water, but they also have to withstand temperature fluctuations of hundreds of degrees.
Your water heater does more than bring you hot water on demand for showers and baths. It also provides hot water for other appliances such as your washing machine and dishwasher.
Proper maintenance is vital to preserve and extend the life of any water heater. To keep your water heater in top condition, the tank should be drained, flushed, and cleaned at least once a year. If you live in an area with hard water (which is much of the Chicagoland area), you may want to consider having your water heater serviced every six months.
However, over time and with regular use, it’s inevitable your water heater will begin to wear out. Here are some warning signals to help you prepare for such an occurrence:
Age
According to a study completed by the International Association of Home Inspectors, water heaters last between 6-12 years. If your water heater is older than 10 years, it may be starting to wear out, and it’s time for action.
Every water heater has a serial number included on the manufacturer’s sticker located on the upper portion of the tank. This serial number shows the date the heater was created. The first letter stands for the month. For instance if your heater has an “A,” it was created in January. The next two numbers are the year the heater was made. For example, if the serial number has a “14,” you know the heater was made in 2014.
Leaks
If your water heater is leaking, it must be replaced immediately. Pressure buildup inside the tank will usually cause leaks. This happens when the water pressure or temperature is too high, or when the unit’s relief valve is not working properly.
Neglecting a leak can lead to a tank explosion. Signs of leaks include moisture or puddles around the water heater’s base and water corrosion on the side of your tank.
Knocking Noises
Loud noises are an indication of sediment buildup. As sediment hardens, it can move around the tank and cause knocking, rumbling, and gurgling sounds.
Discolored or Cloudy Water
Water discoloration is a clear sign your unit is underperforming. Water that is rust-colored, has a metallic odor, or is murky may be an indication of sediment buildup in the tank. Over time, this will damage the interior of your heater and cause the water to turn colors.
Cold Water
Brr! If you step inside the shower and realize there’s no hot water, a heating element is probably broken and your heater is failing.
By becoming aware of what can lead to water heater failure, you will know when it’s time for professional maintenance or replacement.
